Just down the road, Segunda Beach is struggling. Once a destination, it’s become little more than a supply stop, and local officials are panicking. Property values are falling, tax revenues are down, and the mayor is desperate to turn things around. So when Westward Malls proposes a massive suburban-style development near the highway interchange, the mayor jumps at the chance. A hotel, fast food joints, chain retail, a truck stop, even a car dealership—it’s got it all. But Jack, the city planner, isn’t so sure. He warns of traffic, poor land use, and the long-term costs of auto-oriented growth. Unfortunately for Jack, the political winds are against him and the mall is approved unanimously. In today’s episode, we’re building that project—warts and all. It’s big, it’s messy, and it’s exactly the kind of development that dominates the North American landscape.
